The Frisbie Group reached out to walk the ECHNA board (and any El Cid residents that wished to join) through their updated plans for 319 Belvedere they submitted to the City in early October. We met on November 19th, on Zoom at 5pm.
Please note, due to scheduling conflicts, the meeting was only 30 minutes.

The application is for a Commercial Planned Development (CPD). The applicant formally withdrew its two previous applications on 10/22/2024: PB 1913B – Future Land Use Amendment Application (to MF) &
PB 1913C – Rezoning to RPD.
All new documents submitted to the city including the renderings, site plan and justification statement may be FOUND HERE.
The plans are very similar to what we have seen before. It is approximately 65,000 square feet of FAR (floor-area-ratio). The majority of the first floor is an enclosed parking garage that is NOT COUNTED in the allowed amount of FAR. That is additional square footage, making the total project closer to 85,000+ square feet.
This application requires the City approve a rezoning from the current zoning of General Commercial (GC) to a Commercial Planned Development (CPD). For context, a re-development under the current zoning (GC) would be half the size of the proposed plan - and much smaller without the first floor garage.
The applicant/developer did not reach out to the El Cid Historic Neighborhood Association in regard to this round of plans prior to submitting to the city.
